Over the years I have seen buyer going to new home sites on their own which I truly believe is a major mistake. I can relate it in this manor; to me it would be like going to court without an attorney and I can't believe anyone would appear in court without someone looking out for their interest. The same applies to new home sales; always take your REALTOR® with you on your first visit to get you registered and when it is time to purchase let the REALTOR® negotiate the best price and upgrades; remember your interest should always be first and foremost.
As an added benefit to my clients I work with some of the major lenders in the United States and as always they are available for my clients to assist in selection of a mortgage that suite their needs.
By having the capabilities to view every listing is a real advantage for my clients. We have access to all properties listed in the MLS along with access to all new home builders.
I will provide my clients with a full market analysis of properties they may want to consider for purchase along with school information which is most important; if not to the present buyer it will most likely become very important in resale values. We can also assist with the pros and cons of each property we review, along with previous resale information for homes in the neighborhood. We will discuss in depth the asking price of the property verse what we believe is the true value of the property.
